This is our most requested program for buyer who are looking for a way to buy a house without using credit or bank financing.

Many of our buyers are Self-Employed or Small Business Owners who have good monthly cash flow, but may be restricted with credit issues.

Using creative financing, we are able to work with most families and get them qualified to purchase one of our homes.

TO QUALIFY:

• Required 10% - 15% Down payment

• Social Security Number or ITIN Number

• Debt to income ratio should be less than 51%

• Verify income 3x's monthly mortgage payment

• If a W2 Employee; 4 months of bank statements and 3 months of pay stubs; sometimes also 2 years of Tax statements.

• If using 1099; 6 months of bank statements and profit and loss statement.

• Closing costs about 5% -7% of home price and will include attorney preparation fees, mortgage loan origination points, Home Owners Associations fees.

Approximately 82% of the market cannot qualify today for bank financing and typically would need to improve their credit to do so. If buyers are not ready for Owner Financing, then Rent-To- Own is the next best option. This is designed for those who need some time to save up for a total downpayment to purchase a home.

With a small downpayment, they can rent a home and after 12 or 24 months they can purchase the home. This gives them time to work on their credit and save downpayment funds.
